Using a Broker and Agent
A good agent is the foundation to ensuring you sell your condominium quickly
and at the best price. Your agent will orchestrate the sale of the property
by marketing it, showing it, negotiating a deal with buyers, supervising inspections
and coordinating closing. A good agent simplifies and expedites the sale process.
Your broker and agent have different roles but they are both part of your team.
A broker is licensed by the state to engage in the practice of real estate and
can supervise other licensees. An agent works for the broker.
On a daily basis you will work with your broker’s agent, but your broker
can be critical if your real estate deal hits a rough patch – they can
work near miracles for you in a crisis. A good broker is a part of the community
developing and maintaining relationships with the people their offices deal
– other brokers, lenders, title officers, city officials.
Every good broker or agent will help you:
Price your Condominium: Your agent will prepare a comparable
market analysis (CMA). This establishes your property value by comparing
it to other condominiums of similar type in the complex and neighborhood.
Market your Condominium:
Your agent will develop a marketing plan to sell your property. At Condosource
your marketing plan will be specific to your property; not another listing.
We move beyond traditional tactics with proven marketing strategies and tactics
which include the Internet.
Eliminate the Hassles: You want your condominium sale to
be an enjoyable and worry-free experience. The right broker or agent will
help you to achieve this goal by handling much of the legwork and eliminating
any issues or obstacles that arise.
Guide and Educate You: Your agent should inform you about
the marketplace and educate you in the selling process every step of the
way.
They should manage appointments, do the property marketing, and offer negotiating
and coordinating.
Your agent provides a realty check. They do not have a history with your
property so they can look at it objectively and give you advice on how
to make improvements to it that will speed up the sale.
